What's happening

Lancaster County is still a seller's market, but buyers are getting a little more room. There's about 1.4 months of resale supply, where 4 to 6 months is usually considered balanced. Homes are still going under contract in about 9 days, and sellers are getting their original list price on a typical sale.

The change is on the supply side. This week 170 resale homes came on the market and 78 went under contract. Total listings, including new construction, are up about 29% from a year ago. That doesn't mean prices are falling. It means buyers have more choices and more time than they did in the spring, and overpriced homes are the first to feel it.

If you're buying

You have more selection than you did in the spring. The best homes still move in about a week, so get pre-approved first, but listings that have sat past two weeks are where you'll find room to negotiate.

If you're selling

It's still a strong time to sell, but buyers are pickier. Price it right from day one. The homes that sit are almost always the ones that started too high.
